Construction has started at Cordia Blackswan’s leading build-to-rent (BTR) development, The Lamp Works, with enabling works being delivered by Clegg Construction.

The team are working to create 148 apartments and duplexes in a variety of layouts, as well as three contemporary commercial spaces. This mixed-use development is the first of its kind in Cordia Blackswan’s unique BTR portfolio, and will offer a combination of one-, two- and three-bedroom apartments and affordable homes.

The apartments will be set within a series of landscaped courtyards at the intersection of Great Hampton Street and Harford Street in Birmingham’s bustling Jewellery Quarter. While the Lamp Works will be carefully crafted for the modern resident, it will continue to reflect the neighbourhood’s industrious past.

With a nod to the former brass foundry and furniture factory that previously occupied the site, The Lamp Works will comprise five new builds that seamlessly blend with this rich heritage. Additionally, the existing commercial units situated at 30-33 Great Hampton Street will undergo significant improvements during the construction phase.

Residents at The Lamp Works will benefit from several high quality communal facilities, such as a co-working space, a shared lounge, studio and a communal kitchen/diner. The development will sit at the heart of the Great Hampton Street master plan, surrounded by Cordia Blackswan’s residential and commercial projects, as well as familiar favourites, including the Lord Clifden and The Church Inn.

Marcus Hawley, CEO at Cordia Blackswan, said: “The Lamp Works offers a unique proposition to modern city dwellers, providing quality amenities that are both practical and useful in everyday life. As always, this will be delivered whilst retaining the Jewellery Quarter’s renowned heritage and architectural design.

“The commencement of construction at The Lamp Works marks an exciting next step in our vision to revitalise Great Hampton Street and transform this key route into the city. Our aim is to create desirable spaces for the local community to enjoy whilst benefitting the local economy, and we’re proud to see our vision starting to come to life.”
